Naskapi raised ranch
should peak your interest
Woodstock home SELLS in less than two days
By Mark Schadenberg
What sets this raised ranch apart from
other raised ranches from this era?
The No. 2.
Two?
Two eat-in kitchens, two full bathrooms
and a two-car garage.
Woodstock has several raised ranches
with a large foyer to greet company and then a set of stairs up to
the main living area and a few steps down to the lower level. This
Naskapi raised ranch is 25 years old and should be included on your
shopping list for a family home.
Room sizes are important and everything
in this 4-bedroom home appears to be larger than average, especially
the master bedroom (16' x 12').

My new listing at 11 Naskapi has a
kitchen on both levels. The owner admits to rarely using the actual
main-floor kitchen as the lower or basement kitchen has been the
destination for breakfast, morning snacks, lunch, coffee break, and
dinner for this family. If you have a large family and young kids,
the lower kitchen would also be terrific for arts and crafts,
scissors and puzzles, colouring books and table games, Perler beads
and papier-mache, and of course storing the morning snacks. This
kitchen is quite large at 21' x 13', and has durable ceramic tile
flooring and a ceramic backsplash.
The lower level also includes quite a
large recroom (with a fireplace) for your TV and entertainment
centre, plus ample space for a computer corner. The lower bedroom is
currently utilized as an office. A convenient 3pc bathroom includes a
shower.
As with most homes, the main floor is
the main focus and the highlight is the stunning (newer) hardwood
flooring through the living and dining rooms, along with crown
moulding.
The kitchen has oak cabinets, a pantry
closet, and another ceramic backsplash.
The full 2-car garage is a must for
today's home owners, and 11 Naskapi includes a terrific garage with
plenty of shelving and cupboards.
I mentioned earlier that the house
feels like its been expanded from a predictable plan, well the
backyard is also larger than you might expect as its almost 80 feet
along the back with its pie-shaped lot. The owners most certainly
plan on leaving the covered gazebo with the home, but it's the
workshop which might lead the list of features in the back as it was
originally built to be a curing smoke house.
Besides the obvious amenities of the
home, the geography is important with Algonquin and St Michael's
elementary schools nearby, plus Sobeys plaza (which includes
Scotiabank, Rexall, Subway, a pet shop, hair stylist, pizza takeout,
and a gift store). The cycling / hiking trails along the south shore
of Pittock lake are also just a short distance.
Contact me anytime to view homes anywhere in Oxford County,
but as is stated in the previous blog posted here, listings are quite
low at present, so don't wait too long to call. If you're thinking of selling, now would be a very good time.
