About 2,000 sq ft living space in this quality 10-year-old John Hurley house

If
your New Year’s resolution is to purchase an impeccable 3-bedroom 2-storey on a
quiet street – be certain to view 57 Canrobert in Woodstock.
Listed
at $309,900, this home will impress you immediately upon entering the front
foyer.
Built
with quality throughout by John Hurley, this home has hardwood flooring in the
formal living room, but the finishing touches in every corner will be apparent
including crown moulding and coved corners on the drywall.
Sometimes
a 3-year-old home may appear to look like a 10-year-old home. However, at 57
Canrobert this 10-year-old house is impeccably maintained and extremely clean,
so you would believe it to be much much newer.
Living Room
In
fact, the 3-piece ensuite to the large master bedroom is much newer than 10
years as it was a recent addition to the smart layout of this residence. The
master bedroom is more than 17 x 15 (feet), has 2 double closets, and includes
an ensuite with shelving for towels.
The
main 4-piece bathroom with a full enclosure Mirolin tub is spotless.
Another
important amenity of 57 Canrobert is the idea that the 2nd and 3rd bedrooms are both quite large, and are more than 15 feet in length which is great
for a queen bed and additional furnishings. The 3rd bedroom is
currently utilized as an at-home office.

Second Bedroom
MAIN
FLOOR
The
eat-in kitchen features ceramic tile and a functional layout with an extra wide
counter on its peninsula – handy for baking. All the cabinets are Maple. Four
appliances will stay with the home – fridge, stove, microwave and dishwasher.
Also included is a garburator. Patio doors to a wood deck and a deep yard
(Property is irregular but is 142 feet deep)
The
large dimensions of the formal living room are an important selling point and
the living room is also open to the kitchen and is highlighted by Cherry hardwood.
There
is also a 2-piece ‘powder room’ with ceramic tile in the front hallway.
You
can also escape to the lower level recroom, which is L-shaped and another (approximate)
600 square feet of living space.

Down
the street is a small trail leading to Armstrong Park, which includes a kids’
playground and a ball diamond. Maybe more interesting is Park Row Park which is
also closeby and includes an impressive outdoor basketball and pickleball courts
and a playground suitable for toddlers.
With
only a 4-minute drive to the 401, plus close proximity to Southside Park,
Southside Aquatic Centre, the community complex, Cedar Creek golf and shopping
galore along Norwich Avenue, it’s easy to see why this home must be placed on
the top of your wish list.
Summer Time
WOODSTOCK
If
you’re reading this note and Woodstock is simply just one of a few communities
you may consider moving to, let me promote The Friendly City as – a friendly
place with everything you need in a city to call ‘home’.
Woodstock
features a 7-plex movie theatre, box mall shopping with too many restaurants
along Norwich Avenue, and a dedicated badminton club, a popular seniors centre
(55+), curling club, and first and foremost a public hospital which is 5 years old. Woodstock includes a gymnastics club for kids, along with
youth bowling, martial arts, several dance academies, and the usual fare of
soccer, baseball, figure skating and hockey.
Kids
who want to act can join CAST or K2K. Both concentrate on staging musicals. My
children are enrolled in K2K and they are producing Lion King and 101
Dalmations this season.
Infrastructure
and city services include a museum, art gallery, a wonderful library, public
transit, and Theatre Woodstock. Outside of city-owned facilities, those with a
voice for a choir can join either the Fanshawe Singers or the Choralaires.
When education is the question, the answer is not easy for families seeking a French school as Woodstock has 3 – French immersion for both the public and separate boards, and then French-only at Ecole Ste Marguerite Bourgeoys.

For
additional sports, the brand new ball complex in the northeast is highlighted
by 3 adult-dimension diamonds. The city also has a twin-pad arena complex and a
3rd rink at the fairgrounds. The list of destinations includes a public
indoor pool, a summer outdoor pool, a YMCA club, and a soon-to-be-expanded
GoodLife fitness centre.
The
massive Cowan Park soccer facility has been exploding for several years with
outdoor soccer in warm months and a fantastic indoor field too.
Call
me anytime for your tour of Woodstock, and then we will begin our house hunting
process, but I’m sure our destination will be 57 Canrobert.
