Sierra Construction to build 5-storey 106-unit Woodstock apartment building

Sally Creek subdivision is site for major design/build project
Sierra continues to be a major local developer in many sectors of construction

The hydraulic mechanisms are working overtime on a parcel of land on the north side of Lakeview Drive in Woodstock.
Sierra Construction has its fleet of excavators and dump trucks at the Villages of Sally Creek to begin another major construction site – a 5-storey apartment building.
Unique in this 106-unit building will be the fact that 6 of the apartments will remain vacant and can be rented only for short-term use for Sally Creek residents, perhaps for your visiting Aunt Mollie McIntosh from the Big Apple.


This projected – with frontage at 325 Lakeview Drive – is situated ideally next (east of) to almost-new and innovative David Lowes Memorial Park and will be also next to a proposed commercial plaza.
With its many paved walkways in a connected loop and almost-new playground equipment, the David Lowes Park is a destination for any family in the north end of Woodstock.
The niche I like about this apartment project is that I'm a Realtor with the designation Seniors Real Estate Specialist (SRES) and with that in mind believe in the lifestyle residential philosophy of 'aging in place', which truly means – as years go by – moving from a detached home or a high-end freehold townhouse in the adult-only area of Sally Creek to an apartment in the exact same neighbourhood or the possibilities of having grandparents living close by.
The impressive drawings are dominated by the fact it will be a L-shaped structure with an entrance at the 90-degree corner. Access to the large parking lot will be off Lakeview.
When completed, the apartment building will be just another amenity to this neighbourhood, but will not be part of the adult-only lifestyle Sally Creek cooperative.

VILLAGES OF SALLY CREEK
With about 230 acres of property to develop a multi-focus subdivision, Sierra Construction has created both an adults-only section on the south side of Lakeview, which includes a recreation centre. Also, there is a family neighbourhood on the north side of Lakeview, which includes a terrific playground called David Lowes Memorial Park. It's important to note that Lowes was among the original developers / investors.
According to the City of Woodstock list for building permits in 2012, the tab for the recreation centre renovation was $600,000.



Sally Creek has evolved since around 2003 and still includes a significant chunk of commercial land along Highway 59, which will be utilized for any one of the following – gas bar, variety store, coffee shop, restaurant, drug store, etc. With Cowan Park's massive soccer park immediately across the road on the east side of Highway 59, along with Alder Grange and Havelock Corners subdivisions, the potential is outstanding.
The Sally Creek land extends to County Road 17 (Tollgate Road), but at the south end of the property also includes a picturesque and challenging 9-hole golf course and an eatery / golf clubhouse called the Bistro.
Before the beginning of construction of this 106-unit apartment building, the residential phases have included freehold bungalow (some with optional lofts) townhomes and many high-end ranch-style detached homes. The subdivision is unique in its guidelines and also in its modest monthly co-op fee, which includes membership to the recreation centre. A future addition will be a pool for the exclusive use of home owners.


SIERRA CONSTRUCTION
The vast resume of Sierra Construction's other projects in recent years is quite an array of residential, brownfield re-developments, commercial, both new roads and road replacements, and institutional buildings.
The former Harvey Woods factory on VanSittart Avenue in Woodstock was re-developed into apartments (See: IndWell.ca) and will continue soon with a second phase.

The previous McCormick's confectionery factory (cookies and candy) in London (1156 Dundas) is a massive re-development with as many as 500 residential units and commercial components in the plan. Parts of the main building date back to 1913. (See: link below).
The previous Woodingford Lodge on Devonshire Avenue in Woodstock was refurbished into Oxford Gardens, and then Sierra and its partners added a large 4-storey addition.
