February of this year tops 2014 by a 90-69 margin

The
snow banks and cold temperatures in the beginning of 2014 kept home
buyers away from their banks for mortgages for a home purchase. Real
estate sales in the first quarter last year were below average –
just like the celsius reading in your kitchen window.
The
2015 tale of the tape is different. The measuring tape to calculate
the depth of the snow may be similar, but the tale of real estate
sales in the Woodstock-Ingersoll District Real Estate Board (WIDREB)
trading area is much more promising compared to 12 months ago. The
WIDREB number for 2015 was 90 in February versus only 69 last year.
Over the first two months, both are higher as the totals are 171
versus 113. Yes, you can see that 2014 was very low and this current
calendar is much better and higher than average over the past five
years – 180 total in first two months in 2013, 146 in 2012 and 164
in 2011.
Certainly,
2015 had a record cold February, but this time sales were much better
in the Woodstock-Ingersoll area and in many neighbouring communities,
especially when you compare the results with January and February of
'14.
LONDON AREA
In
the London-St Thomas board area, 535 homes were sold in February,
which is well above the 10-year average of 489. In the LSTAR area,
2014 rebounded in the spring and overall (full year) it was their
best year since 2007.
However,
that was not the case in WIDREB as our district's best three years
over the last 10 were all eight or more years ago: 2005, 2007 and
2006 (in order). Here's the year-end numbers dating back to the
terrific 2005, which was the year Toyota announced it had selected
Woodstock as a site for a satellite (of Cambridge) manufacturing
facility.

CTV Kitchener: According to the Kitchener-Waterloo Association of
Realtors, 423 residential properties changed hands last month (Feb).
While
that number is up from the 219 homes sold during January, it’s down
from the 436 sold in February 2014 – and in fact the slowest
February for home sales in the region since 2009.

HURON-PERTH
Meanwhile,
the Stratford-area, and in particular the entire Huron-Perth real
estate board, announced a slight decrease from January of 2014,
saying 83 homes changed hands in January. That was down 3.5% (three
sales) from the same month in 2014. The geographically large real
estate board, which represents 255 Realtors, is coming off a record
year when 1,799 homes were sold for a total of $436 million,
according to a story published in the Stratford Beacon-Herald. In
Stratford itself, two fewer homes sold in January versus one year
earlier, a margin of 24-22.
