Average home prices in WIDREB district have moved upward by 16% in 12 months

Sales totals are up also in Woodstock-Ingersoll district sales area

First 5 months of 2016 included 635 sales -- 76 higher than last year

A full-time Realtor is required to wear many speciality hats and one of those is mathematician as we sort through amortization charts, calculate the square footage, tabulate a land transfer tax, and estimate the current increase in house values in the Woodstock-Ingersoll district real estate board.
I had one Realtor in my office, who I shall not name, confidently indicate to me that sales prices had moved upward by 11 percent in the past 12 months. The actual number is 16 percent as the average has risen from $252,729 at the end of May in 2015 to 293,471.
I have listed many reasons for this trend in the past, but it’s certainly a seller’s market due to a lack of good saleable homes, which is attracting some multiple offers. Woodstock also has a strong economic picture with solid employment numbers, and many families are locating here as it’s much more affordable than Kitchener / Waterloo / Cambridge. On-going low interest rates have increased  home values because people can afford more house based on a certain monthly mortgage payment commitment. I truly believe all these factors will remain constant for the near future.

The trend is apparent – 2016 is on pace to be the best year in the WIDREB area since 2005. Here are the 5-month totals, dating back to 2009.

KITCHENER-WATERLOO Area
Read the link below about sales numbers in the Waterloo Region. Sales totals for May of 2016 were 752, which marks the first time that area has topped 700 in the month of May since 2007, and a 19.6 % increase since may of 2015.
From THE K-W RECORD:
Prices continue their upward climb, rising to an average of $378,248, an increase of 7.3 per cent over last May. Single-detached homes sold for an average of $438,708; apartment-style condos averaged $221,073; townhouses averaged $277,355; and semi-detached homes sold for an average of $296,751.
